Contract Agreement
 
 
This contract is an agreement between the client listed below, and Building Inspectors, Inc., to perform a home inspection of the property listed below.
 
We inspect the following: Structural components, roofing, exterior, plumbing, electrical, central air conditioning, heating, insulation, interiors, and ventilation and built in kitchen appliances.
 
The inspection is not technically exhaustive.  More comprehensive inspections are available upon request, but at much greater cost.   The written report provided after the inspection is an opinion of the present condition of the property.  The inspection and report are not a guarantee, warranty or and insurance policy.
 
The inspection is an opinion, or "best guess", of the current condition of the home and its systems.  We are not responsible for determining all that may be wrong with the component/system.  If something is found that raises concern, we will suggest having a qualified professional, such as a plumber or electrician, do a more thorough inspection.  The plumber or electrician may discover additional items in need of replacement/repair, and we cannot be held responsible for this.
 
This inspection is meant to reduce the risk of finding a potential problem, not to eliminate them.
 
Without dismantling the house or its systems, there are limitations.  Clues and symptoms often do not reveal the severity of problems.  Some problems present no clues during the inspection.  The client assumes all risk for potential problems or conditions including those areas not accessible by the inspector. The client also assumes all risk for problems noted in this report that may reveal further damage during an inspection by a qualified professional.
 
The purpose of a home inspection is to examine buildings to evaluate the condition of the components and determine whether systems are performing their intended functions.  We do not evaluate the quality of indoor air or determine if there are irritants, pollutants, contaminants or toxic materials or organisms in the home including such things as mold or mildew.   We do not comment on the implications of the presence of mold itself.
 
Emphasis is placed on major expenses.  While some minor problems are found when looking for major items, an all-inclusive list of deficiencies will not be provided.  We do not enter into any area, or perform any procedure which may damage the property or its components, or be dangerous to the home inspector. We do not operate any system which is shut down or does not respond to normal operating controls.  For instance, plumbing and electrical systems must be turned on and pilot lights must be lit for furnaces, gas stoves, etc.
 
Further, we are not responsible for the testing/inspecting of soil, underground items (septic, oil tanks, or wells), pools, spas, Jacuzzi's, or their related equipment, solar systems, security systems, satellite, phone, cable systems, central vacuum systems, oven clocks or self cleaning systems, refrigeration units, water filtration systems, window treatments, pests, termites, or wood destroying insects, detached buildings/garages, storm windows (doors, screening, shutters), fences, safety glazing in doors/windows, garage door remote control transmitters.  We are not required to walk on roofs, if unsafe or will cause damage.
 
If the outside temperature is 65 degrees or cooler, damage may result to the central air conditioner if operated, so we do not turn on in this instance.   We do not inspect heat exchangers for cracks.
 
By signing this contract the client acknowledges, understands, and agrees to the statements and terms contained herein, and will hold Building Inspectors, Inc. and myself harmless to any claims made.  The client, spouse, executors, or heirs are limited to a refund of the fee paid for the inspection.  This limitation applies to anyone who claims damages or expenses of any kind incurred to the errors and omissions in this inspection.
 
The client will receive a comprehensive computerized Homegauge report complete with digital images, in either hardcopy or email, within 3 days.  Building Inspectors, Inc. must receive a copy of this agreement signed by the client before the inspection can begin.  Payment must be made at time of the inspection.
